WHAT IS ELECTRICAL PLANNING REPORT?
An electrical planning report helps strata councils and owners understand your electrical system and assess whether your buildings have electrical capacity for future needs. Just because owners receive electricity bills from BC Hydro or another utility doesn’t mean the electricity is supplied independently. For most strata properties including bare land stratas, the utility supplies power to the property and the strata’s system distributes it to individual strata lots and common property. In the most basic terms, you are all part of a complex system.
IS IT MANDATORY?
YES, an EPR is mandatory if your strata corporation was established on or before December 31, 2023, and includes five or more strata lots.
WHAT DOES EPR REPORT INCLUDE?
- The current capacity of the strata corporation's electrical system
- A list of existing demands on the electrical system
- An estimate of peak electrical demand and spare electrical capacity
- An estimate of the electrical capacity needed to support future demands, such as electric vehicle (EV) charging and heat pumps,
- Recommendations for demand management and reducing demand; for example, freeing up electrical capacity by installing LED lighting. (LED lighting is significantly more energy efficient than equivalent incandescent or fluorescent lighting).
HOW MUCH DOES IT COST?
Initial cost estimates range from $4,500 to $10,000, depending on the property's size and type, as well as whether the report is conducted by a qualified electrician or an engineering firm.
ARE THERE ANY REBATS?
Yes, BC Hydro offers rebates! You can receive a rebate of up to 75% of the EV Ready Plan cost, to a maximum of $3,000. Furthermore, BC Hydro provides additional rebates specifically for EV infrastructure upgrades

WHAT IS EV READY REPORT?
An EV Ready Plan outlines a strategy that provides a minimum of one EV Ready parking space per residential unit. This helps ensureMulti-Use Residential Buildings have an approach to make their building future proofed to provide all residents with a simple process to access EV charging at their parking space.
HOW DOES IT WORK?
EV Ready means a parking space is equipped with an electrical wiring termination point designed to support Level 2 Electric Vehicle Supply Equipment (EVSE). This termination point must be within 5 meters of any part of the designated parking stall or the intended EVSE installation site.
Most EV Ready designs use a junction box for termination, as they often integrate EV Energy Management Systems and load-sharing technology. Alternatively, an electric receptacle may be used if the system is configured with a dedicated circuit.HOW MUCH DOES IT COST?
The EV Ready Plan itself can cost up to $5,000, but many plans range from $3,000 to $5,000 plus GST.

HOW MUCH DOES IT COST?
